Thanks all for your replies. Yes the open porch is a lovely place and I spend a lot of time out there although it can get very hot in the afternoons. Got aircon in the lounge though which is nice and the house itself stays cool too.

Main problem is that I need to sell it now and it badly needs a new kitchen and a general paint so I am hoping to find a buyer who is prepared to do a few bits then it will be lovely. So quiet and peaceful up there. Will go out again in the spring.
